I booked a flat in S&P lakeview in late 2009. The Builder committed to handover the project with all amenities in 12 months from date of booking. Later on when the registration was made, they again agreed to handover the project within 12 months from date of registration. For any delay in completion the builder agreed to pay a monthly rent. The finally handed over the flat after 20 months and did not pay the rent also. They have not completed the laying of road. They have not completed the promised club house. STP is not functional. Plumbing is very pathetic and results in leakage all over. They donât keep their word.

I have got a flat in S&P Lakeview apartment last year. I was happy to book this flat becuase of model. Now I feel I should have not booked the flat as we are undergoing lot of trouble with this builders. They sold the entire project as a gated community but now they are saying that they can not provide gate. The project is not yet completed but they have published this project under the completed project in their website and also the MD mentioned in one of the press meeting that they recently completed Medavakkam project.
Road, individual block gate, fence between blocks, club house, garden, childerns play area are still not provided to us. They suppose to complete the entire project by Jun 2010 but till now they have not provide the abov ... View Moree facilities to us.
STP is not operated regularly and some times we get bad smell in the bath room due to non-operational of STP, Water leakage from overhead tank but they never worried about that, we had lot of trouble with EB connection and bill payment. street lights were not operated for long time and they provided it after many followups.
If you are planning to book flat in S&P project please visit Medavakkam site before make your decision and get feedback from Medavakkam lakeview flat owners.

I would like to share my experience with S & P Foundation (sandp.co.in). I have booked a flat in Lakeview apartment in Medavakkam. I encourage other customer to share their experience so that it will be helpful for people who are seeking for new house.
You have to be very careful before signing agreement because they give lot of commitments before signing and they hide some important details with customer as well. They gave different commitment to different customer and nothing is documented in any of the agreement document. They sold the entire project by saying it is a gated community but it is not now. Tips for you if you are booking with S&P:
⢠Get it written everything in the agreement whatever they commit and do not book if they refuse to add in the agreement. If you do so you will have surprises later.
⢠Follow up with them closely for the additional requirement you have given
⢠Visit site every week and monitor the work because they donât even check whether the walls are build properly. The engineers there are overloaded and they were not able to monitor the progress properly.
My Overall Rating: 4.5 out of 10 (Not much worth for money)
1) Quality: 4 out of 10
Building quality is ok. Very low cost door handle and rust is already formed before hand over, thin window frames, bad quality front door etc.
2) Customer friendliness: 8 out of 10
They handle the customers well any they are very soft spoken when talking to customer.
3) Commitment: 3 out of 10
They are poor in meeting the commitment. The project hand over date is revised many times. They sold all the flats by projecting that it is gated community but now after all worked started they are saying it is not gated community and there will not provide compound gate as the road is handed over to Panchayath. All the customers are dissatisfied with the S&P approach and we feel it is kind of cheating. The gate provided for individual block is very thin and Iâm sure soon it will become weak after few years.
4) Planning: 4 out of 10
Their planning is very poor. They are in the field for many years but they are lacking in basic planning and ever time when we talk to them they give different plan for road, water supply, play area, avenue tree.
5) Coordination with Customer: 4 out of 10
They are ready to take modification from customer but there is no process to track customer requirement and always there is a gap. Customer has to follow up with S&P many time to make sure what they want is done.
Do not believe the photos given in the Boucher and in their website. It will not be same as you see.
