I would like to share my experience with S & P Foundation (sandp.co.in). I have booked a flat in Lakeview apartment in Medavakkam. I encourage other customer to share their experience so that it will be helpful for people who are seeking for new house. You have to be very careful before signing agreement because they give lot of commitments before signing and they hide some important details with customer as well. They gave different commitment to different customer and nothing is documented in any of the agreement document. They sold the entire project by saying it is a gated community but it is not now. Still there is confusion with customers whether this will be a gated community or not. Even I was not very confident that they will complete this project as I heard some from my relative that they had some financial crisis in 2009. Tips for you if you are booking with S&P: • Get it written everything in the agreement whatever they commit and do not book if they refuse to add in the agreement. If you do so you will have surprises later. • Follow up with them closely for the additional requirement you have given • Visit site every week and monitor the work because they don’t even check whether the walls are build properly. The engineers there are overloaded and they were not able to monitor the progress properly. My Overall Rating: 4.5 out of 10 (Not much worth for money) 1) Quality: 4 out of 10 Building quality is ok. Very low cost door handle and rust is already formed before hand over, thin window frames, bad quality front door etc. 2) Customer friendliness: 8 out of 10 They handle the customers well any they are very soft spoken when talking to customer. 3) Commitment: 3 out of 10 They are poor in meeting the commitment. The project hand over date is revised many times. They sold all the flats by projecting that it is gated community but now after all worked started they are saying it is not gated community and there will not provide compound gate as the road is handed over to Panchayath. All the customers are dissatisfied with the S&P approach and we feel it is kind of cheating. The gate provided for individual block is very thin and I’m sure soon it will become weak after few years. 4) Planning: 4 out of 10 Their planning is very poor. They are in the field for many years but they are lacking in basic planning and ever time when we talk to them they give different plan for road, water supply, play area, avenue tree. 5) Coordination with Customer: 4 out of 10 They are ready to take modification from customer but there is no process to track customer requirement and always there is a gap. Customer has to follow up with S&P many time to make sure what they want is done. Do not believe the photos given in the Boucher and in their website. It will not be same as you see.
